Her practice includes residential and commercial real estate transactions, acquisitions and development, lending and finance, and business entity formation and governance. Over the past decade, Sandra has closed more than $2.5 billion in real estate transactions and, over the last five years, has averaged more than $310 million annually in barrier island transactions. Clients value her practical guidance, responsiveness, and deep understanding of the local real estate market.

In addition to her real estate practice, Sandra advises businesses on corporate structure, operational matters, and commercial transactions. NOTABLE TRANSACTIONS

  • Represented a large Florida-based multifamily real estate development company in multiple real estate transactions, including loan financings totaling more than $212.4 million and sales and acquisitions exceeding $30 million. Sandra’s work included the review and negotiation of loan documents, purchase and sale agreements, and related closing documents across a variety of complex transactions.

  • Represented a group of community members in the acquisition of a large tract of land for the future development of a Christian-based school. Sandra’s work included the review and analysis of land use designations, surveys, site plans, and related tax implications.

  • Represented the lender in more than $64 million in loan transactions to a Florida-based university with multiple campuses. Sandra’s work included drafting and negotiating loan documents, reviewing the borrower’s financial information, analyzing underlying lease agreements, and evaluating complex corporate and ownership structures.

  • Represented the purchaser in multiple real estate transactions involving the acquisition and financing of automotive dealership properties across Florida. Sandra’s work included reviewing and negotiating purchase and sale agreements, coordinating financing documents, analyzing title, survey, and site-related matters, and overseeing all aspects of closing. The transactions involved multiple automotive brands and required coordination across numerous locations and counterparties.

  • Assisted in multiple large-scale land transactions involving property zoned for agricultural use, including negotiations and coordination with Indian River County, the St. Johns River Water Management District, and the South Florida Water Management District. Sandra’s work included due diligence related to land use and zoning compliance, review of environmental and water management regulations, and preparation and negotiation of transaction documents involving acquisitions, easements, and related land use matters.

  • Represented a private charitable foundation in a $24.5 million real estate transaction involving the sale of 750 acres, the donation of an additional 51-acre parcel, and a coordinated leaseback to support the foundation’s continued operations on the property.
